How much will staging my home cost?
Unfortunately, there's no easy answer to that. I'd like to say, no cost at all, because all of the recommendations I will make will actually make you money, once you sell your house! Let me explain. The cost of staging is an investment - the return on that investment is what I focus on. I will NOT recommend any changes or improvements that I believe cannot return at least 100% (and most often in the 300-500% range) of your initial investment - either in actual sales price and/or days on market. As to the actual initial cost outlay, occupied homes can be staged for as little as $300 per half-day and rarely need more than a full-day. Vacant properties will vary more, based on the size and condition but can start around $1500 and up - which includes all furnishings, accessories, delivery and set-up and a full-day of staging. The recommended rental period for furnishings and accessories is generally 3 months.
I think I've decorated my house well. Why would I need to stage it?
Many customers and homeowners (and even Realtors) have a good eye for decorating and a great sense of style. However, I like to point out that Home Staging is NOT the same as decorating. This, I think, is one of the biggest misconceptions out there. Sure, there are similarities. But think about it this way. Decorating is all about who lives in the home, what their unique personality and style is, and their own prized possessions. Staging is all about appealing to as broad a buyer pool as possible and showcasing the architectural features - not the contents. Photography is critical too - the home must show well, online, in the photos. Staging must take this into account and often room layouts and arrangements are done with this in mind - and sometimes this doesn't always make the most practical sense for living in the house!
What advice do you have for a customer looking to hire you?
Trust me! I'm here to help and if your goal is to sell your home for as much as possible in as little amount of time as possible, then that's my goal too. In the latest, 2016-2017 Home Staging Statistics, homes that were professionally staged sold for on average for over 10% more than the comparable, unstaged homes in the neighborhood. With the cost of staging on average < .5-1% of the sales price, you can easily create more equity just by staging!
What types of staging do you do and how are they different?
I would say that my staging jobs are broken down into 2 major types. Staging vacant properties and staging occupied homes. 1) Vacant properties will entail bringing in essentially a houseful of furniture and accessories including such items as rugs, window treaments, wall decor, kitchen and bath accessory packages. I like to have rooms fully furnished much like a model home would be. 2) Occupied residences require a more personalized experience for both the seller and myself and most often will also include the realtor listing the property. My goal is to make the home as marketable as possible and yet be sensitive to those that are still living in the home. Sometimes the staging recommendations I make are overwhelming, and I try to insure that the homeowner is comfortable with the changes and able to work together with me to maximize the appeal of the home. When we're all on the same page, the results can be amazing and dramatic.
My house is empty and I was under the impression it would show best that way and look more spacious. Why should I have it staged?
Most buyers out there are unable to visualize an empty space with furnishings and most have a difficult time figuring out how and where to put their furniture. It's also become customary for buyers to judge a home based on the pictures they see online before even setting foot in the home. Staging allows buyers to identify what room they're looking at - is that the living room or the family room? - master bedroom? Staging also helps buyers get a perspective on the relative room sizes and possible room layouts. Furnished rooms actually make the room look larger than an empty room. Combined with professional photography (which I always recommend), staging a vacant home is a wise and smart choice. Also, buyers are drawn to homes emotionally. When homes are empty, all emotion is lost. Staging helps bring the emotion back into the equation, resulting in more showings and higher offers.
